  • 1) RESIDENTIAL:

    G&C operates mainly in niche area of pre-public launches of all top brands of South which are offered to clients on invitation basis only. Some of the major milestone projects where our patrons have made capital appreciation ranging from 200 to 800%, are given below:

    i) 55 units in Fortune Fields - a high-end villa project by Embassy/Indu at Hitech City - Hyderabad. Pre-launch sale starting from 65 to 75 lakhs and right now prices above Rs. 2 crores for each villa.

    ii) 62 units in Divyasree Elan - a premium apartment project on Sarjapur Road - Bangalore. Pre-public launch priced at Rs.2300/sft and now selling at Rs.4600/sft.

    iii) 25 flats in Skyline Beverly Park - Yelahanka, Bangalore. This is the most prestigious project of Skyline launched by their brand ambassador Mr. Rahul Dravid (ex-Captain of the Indian Cricket team). Pre-public launch at Rs.2500/sft and now selling for Rs.4500/sft.

    iv) 20 villas in Skanda Moksh - a villa project near CISCO Campus, ORR, Bangalore. Pre-public launch prices start from 1.75 crores onwards and now selling at Rs.2.5 crores.

    v) 40 flats in GolfEdge - an ultra luxury apartment project at Gachibowli, Hyderabad. Pre-launch at Rs.4500/sft and now selling for Rs.6500/sft.

    vi) 20 units in Vaishnavi Orchids - a deluxe villament project off Sarjapur Road, Bangalore. Pre-launch priced at Rs.1.05 crore/unit and now selling for Rs.1.4 cores/unit.

    vii) 126 units in Neotown for Starlit Suits – Monthly income asset with an average return of  14% per annum.  

    viii) 20 Skyvillas in Dollars Colony J.P.Nagar. Pre-public launch priced at Rs.4300/sft and now selling for Rs.6200/sft.

    ix) 20 units in Prestige Neptune Courtyard – an ultra delux waterfront apartment project on Marine Drive – Cochin. Pre-launch offered at Rs.3200/sft and now selling at Rs.8500/sft.

    i) We have structured deals for almost 200 acres for joint investment of our clients along with leading builders of South in Bangalore, Chennai and Hyderabad.

    ii) Facilitated buying/acquisition of lands totalling 300 acres in South.

     

  • 3) Commercial:
    Following is a sample of major deals structured by us over the years :
    i) 2,56,000 sft IT park by Salarpuria for CISCO and other IT giants. This was a fully fitted out deal amounting to Rs.105 crores and was facilitated in 2004 for a single investor.
    ii) 2,46,000 sft IT campus by Embassy for Global Symphony Services. A fully fitted out single deal amounting to Rs. 80 crores and was facilitated in 2004 for a single investor.
    iii) 1,60,000 sft IT park by Prestige on Outer Ring Road. Space out of a tower of 3,50,000 Sft. housing Nokia and others. Approximate deal value - Rs. 52 Crores.
    iv) 1,23,000 sft IT space by Salarpuria (GR Tech Park) at Whitefield for SAP. Deal size is Rs. 50 Crores.
    v) 40 Acre IT park at Raidurg (High-tech City) – Hyderabad. Facilitated SPV between an industrialist and one of the South India’s leading builders - M/s. Divyasree Group. A total space of 6.1 million sft and housing some residential space as well. Deal done in 2005.
    vi) 1,25,000 sft commercial building - Divyasree Icon - On Road No. 12, Banjara Hills, Hyderabad.
