Now they have their in-house construction arm and have executed some landmark projects spanning more than 300 acres including South Bangalore’s tallest lakefront tower, a landmark 80 acre gated community development and much more.

Pricing & Returns Matrix

An exclusive pre launch price of Rs.5400/sft is being offered to G&C patrons with the public launch price being atleast 15% higher. We expect the price to hit atleast Rs.6500/sft by the time the project is complete in 3 years.

Free Pre EMI Offer

A rare free pre EMI scheme is being offered by the builder, whereby the interest on the bank loan taken by you, will be paid by the builder till possession. This is secured through a tripartite agreement between you, the builder and the bank, making it completely legal and on record. And to make the offer even more irresistible, the builder is offering the below easy payment schedule – 

  • Booking – 10%
  • Bank will fund 65% of the unit value
  • Balance 25% to be paid before possession (since we will be selling the unit for you before possession, you may not have to pay even this installment)

Above means that you only have to pay 10% of the unit cost throughout your investment, which is impossible to find anywhere else as an investment.

To explain the amplifying effect of the free pre emi, below is an example –

  1. For easy calculation, we assume that the villament costs 2 crores.
  2. Out of this, you pay 20 lakhs as booking amount.
  3. G&C will help you process the home loan from leading banks.
  4. After which, the bank will release 65% of the unit value to the builder.
  5. The builder will pay all interest charged on the loan to the bank, till possession. This is secured through a tripartite agreement between you, the builder and the bank.
  6. At the time of possession, you are required to pay the balance 25%.
  7. But G&C will initiate resale of your unit before possession, whereby you may not have to pay even this 25%.
  8. We project a resale price of atleast 2.5 to 3 crores for the same unit after 3 years.
  9. Which means a profit of 50 lakhs to 1 crore, against your investment of just 20 lakhs.

This translates to a 150% to 500% ROI. However, we are projecting 150% to 250% ROI to be conservative.
