  • The operator already has rate contracts and formal tie-ups with over 200 leading companies in India – including many Fortune 500 firms such as Cisco, Dell, HP, TCS, Wipro, Infosys, etc – whos’ employees stay in these hotel apartments when they travel on work, thus giving the operator assured business / occupancy throughout the year.

  • Incase of spiritual destinations like Shirdi and Tirupati, the operator has tie-ups with leading travel agencies, online portals (like Makemytrip.com / cleartrip.com / booking.com etc) and event management companies to capture casual tourists / vacationers / pilgrims as well – in addition to corporates.

  • The total gross revenue generated by all the units in the entire hotel apartment tower is then shared in a 50:50 ratio between you (the investor/owner) and Starlit Suites (the operator).

Legally Guaranteed Capital Gains
(Buyback Offers)

Earn Legally Assured Returns of 60% in 3 Years through a Buyback Offer from reputed Builders

  • In this buyback offer, builder is selling a villa plot / flat / villa to you at a deep discounted price (compared to current market prices), with a written promise / legal guarantee to buyback the same property from you for 60% more than it’s current price (i.e. the buyback price is 1.6 times greater than the price that you are currently paying to purchase the property).

  • For example, you purchase a plot from the builder at Rs.1000/sft and the builder will buy back the same plot from you after 3 years at a rate of Rs.1600/sft.

  • This is done by giving you an indemnity bond cum sale agreement (printed on Govt issued stamp paper), along with a CTC compliant post dated cheque for 1.6  times your invested amount (i.e. your original capital + 60% assured profit) post dated 3 years and both these documents are signed by the promoter personally.

  • At the end of 3 years, you can :
    • Encash the post dated cheque & exit with your guaranteed returns of 60%;
      or
    • Retain the property by paying an additional amount (which is told to you right now) and sell the property at your own price or use it for self occupation.

  • The choice is completely yours and you can decide at the end of the buyback period, whether you want to encash the cheque or retain the property.

  • Your returns are therefore guaranteed irrespective of market conditions and prices or project status (irrespective of whether it is launched to public or not, or delayed and so on in that 3 years).
