My USA Trip Highlights:
In a nutshell an outstanding trip covering 9 cities where I met close to 400 new prospects introduced by our existing patrons and participated in 3 events sponsored by us.

1. Excellent Investment Avenue at Hyderabad, near Shamshabad Airport ; Indu Skies villas:
Indu Skies Villas 1st phase sales under pre-public launch was closed almost 2 months back when we could make 1st batch of bookings to our clients. However, one of those investors (NRI) realized that he is not eligible for bank loan as he just re-located to India (Hyderabad) permanently last month and hence unable to go ahead with further payments.
Since Indu have already revised above villas price by 14.25 lakhs and expected to increase the price at the time of public launch in another 1 ½ months by an equal amount of 14.25 lakhs which means a total gain of 28.5 lakhs to investor against booking amount of 38 lakhs.
We could persuade Indu to pass on the same benefit to one of our own clients instead of surrendering to them due to our status with them as the biggest corporate broker.
Proposal:
Now we would like to offer above 1 villa to any one of you or yr circle of friends on 1st cum 1st service basis and below is the investment proposal.
- Villa Size - 500 yards

3. Joint Venture (JV) between G&C Global and leading American Consultants Sperry Van Ness in India:
The Managing Director of SVN, USA already had one round of talks with us when we concluded to float a suitable JV company as per company law in India and we are in the process of drafting suitable legal documents in India through our corporate lawyers. Sperry Van Ness (SVN) is a well established USA company with offices spread at 180 locations and have expertise in commercial leasing operations with expertise in all field of real estate brokerage like assert management, capital management etc.,
Basically G&C Global will source all builders commercial property tenants requirements in each key city of India so that SVN can get MNC clients of USA to lease out those places. Also this JV Company will operate through network of offices in South India to start with and then spread to Delhi, Mumbai and Calcutta and will leverage on the expertise of both parent companies (G&C Global and Sperry Van Ness).
More details on this to follow once the JV is floated legally. However, without waiting for the same, we have already taken up work to source clients for Mytas SEZ at Bachipally (Nizampet), Indu Skies SEZ at Shamshabad, Divyasree Orion SEZ in Hitech City and Jayabheri I.T. Park in Gachibowli.
4. My USA Trip Highlights:
I am very glad to mention that it was on outstanding trip although hectic (which has been my regular way of operating although) and given below are few observations / information which might be of use to you and your circles of contacts.
- Close to 400 peoples have been met through our existing clients at 9 cities and most of them are impressed with our one stop shop solution where in, we not only get them opportunity to invest in pre-public launches by top 5 – 7 brands of each key city but also undertake responsibility to re-sell them thereby providing nonstop opportunities of buying and re-selling without loss of time.
- Housing Loans : Many seems to be not aware that NRIs can take bank loan for the properties sold by us and leverage their salary slip so as to make capital gains anywhere from 150 to 200% in 2 years time depending on project / city / location.
- NRE/NRO Accounts: Once again, I am surprised to find that more than 50% NRI’s have not opened the same. For better future planning and also to be able to repatriate the invested capital and profits, it is mandatory to have the same opened. Enclosed is the procedure for opening NRE/NRO accounts by HDFC. However you may open in any other banks like ICICI, City bank etc., but HDFC and ICICI are most aggressive.
- More than 50% not invested in any of single property till date.
Many NRIs who met me, did not have trusted and reliable party with a possibility to develop lifelong business association and due to their busy schedules in job and business they did not concentrat on this and glad that they could finally meet up someone who in their own words have come 1st time from India not to sell a particular project but to make them aware the continuous investment opportunities and business model possible.
- Skanda Raaga Villas at Bangalore : Although we had uploaded soft launch offer document in our website www.gcglobal.in under current offers> pre-public launch ,just before my USA trip, I did not send a circular to all of you as offer was limited to just 6 villas at 25 lakhs discount compared to expected public launch in 4 to 5 months time. I am very proud to mention that, all those 6 villas have been sold out during my visit to USA without me doing hard sell based on merits of the project and infact endedup with more leads showing interest in the same. On my return from USA, i requested builder to consider 1 or 2 more units for soft launch and hence any of you have any interest by return mail as even if he agrees, it will be for limited period for closing bookings by tendering payment. - Skanda Advantage : Generally we do not promote a particular brand but during this trip, I have chosen to educate all about Skanda Advantage as the promoter of Skanda Group has taken up 8 properties in and around the densest I.T Corridor of the country on Marthahalli Outer Ring Road (ORR).
For your benefit, I am enclosing a comprehensive location map prepared by our office to highlight various Skanda properties in a radius of 3.5 Km around this ORR which has the highest concentration of I.T. Space of this country, housing 43 million Sft. of quality I.T. space (Out of which 23 million Sft. have already completed). This means a minimum no. of 4.2 lakhs quality I.T. personnel working and will have tremendous capital appreciation potential as well and hence we will be bringing out this groups various launches expected in the next few months.
Since we sold out all 6 villas, we have asked the builders to give 2 more villas even if it means slightly increased price against 1.5 crore sold as above, as there was spill over enquiries on my return from USA.
- Sponsored 3 events during my trip which was pre-planned.
1)AKKA ,2008 Convention, Chicago - All American Kannada Kuta at Chicago on lines of our TANA & ATA. We sponsored the business series and was given spl slot of 45 minutes for presentation on topic called OPENING NEW WORLD IN REALTY FOR NRIs IN INDIA- CROSSING BOUNDARIES. More than 4000 delegates participated and we could get very high visibility compared any other player as our business model is unique and not experienced by them earlier and that too since we are more strong in Bangalore having based our corporate office & myself at Bangalore many expressed their desire to get started through us for long term relationship.
2) GYMCANA, Dallas - An outstanding and quality event where attended by more than 400 doctors and same kind of feelings like AKKA as above.
3) Fund Raising Concert To Promote Telugu in Austin.
5. Appointment of Business Coordinator for G&C at New Jersey and other key markets of USA.
Since we have been expanding aggressively and also keeping increasing popularity of G&C Global brand in USA (I was informally told by many loyal patrons that we are the most popularly known brand in USA and are unique), we felt that more and more no. of people can be benefited if we have very sincere and enthusiastic business coordinator appointed by us in various key market of USA.
