- Full fledged commercial operations started in December 2016
. - Operator is currently delivering 6.1% ROI per annum versus projected returns of 7% by end of 1st year of operations (which means he has achieved 87% of expected income)
. - Due to massive disturbance caused in 2016 & 2017 by historic policy changes & reforms like Demonetisation in Nov 2016, transition to GST in June 2017 and other big changes, businesses across India took a temporary hit in 2017 & hence operator could not realise full potential of the building.
. - Another big blow to business across Kochi was due to the outbreak of NIPAH Virus + massive floods during 2018 which led to total slump in tourism for over 6 months, resulting in loss of major revenue source.
. - Despite these challenges, operator has been able to deliver ROI of 6.1% which is very close to projected income of 7% and by end of 2019 – he is very confident of hitting projected income for Year 3, which is approx 9% to 10% per annum.
. - Even at current ROI of 6.1%, our investors are earning almost TWICE AS MUCH as what you can earn by renting out a regular apartment on your own – which FYI is just 2.5% to 3% across all major cities of India.
. - Our investors are therefore satisfied with the current performance & have gone ahead and invested in their 2nd and 3rd such units at upcoming / operational locations like Delhi-Neemrana, Tirupati, Shirdi, etc which are very close to completion.
. - Current Resale Value of a Studio is approx Rs.46 to 48 lakhs (original purchase price was approx Rs.36 lakhs – including registration, stamp duty and furniture).
. - Current Resale Value of a 1 BHK is approx Rs.64 to 68 lakhs (original purchase price was approx Rs.51 lakhs – including registration, stamp duty and furniture).
. - Capital values have appreciated by a significant 27% within 18 months of commencing income / operations in 2016.
. - Prices will appreciate much more in 2019 when returns cross 9%; and in the next 5 years, you can expect property values to double.

- FYI, projected income for Year 1 was 7%, Year 2 was 8% and Year 3 was 9% to 10%.
. - Projected returns are average returns that operator expects to generate BY THE END OF EACH YEAR – which means he expects to generate 7% by end of Year 1, 8% by end of Year 2, 9% to 10% by end of Year 3, etc. Please keep this in mind while interpreting / comparing actual versus projected rental income.

- While current earnings are little less than projections, the future earnings are going to be much higher as a massive convention center will be inaugurated shortly in the vicinity of Starlit Suites Kochi.

This convention center is expected to be booked for 180 to 200 days in a year – which means that during all those days, Starlit Suites will enjoy the benefits of very high occupancy (90% to 100% on most of the days) & room rates – making this an overnight sensation & a prized catch for investors, which was not anticipated at the time of starting this project.

Rent expected to increase from end of 2018
Another reason for slightly lower returns is the delay in finding a tenant for the 3 Lakh SFT mall spread over 5 floors below Starlit Suites – due to fall in demand for Jewellery and Fashion Goods after demonetisation in 2016.
This entire mall was to be occupied by Malabar Gold Group, who will shortly be moving in and setting up various facilities including a spa – all of which will lead to a significant increase in occupancy and room rates, in turn leading to higher income for investors.
Just for your idea, the developer has sunk over Rs.150 crores for this mall and has not earned a single rupee in the past 2 years, whereas investors in Starlit Suites have started earning income for over 2 years.
